Hell, we're planning on coming down & driving neighborhoods in whitecap, flour bluff, ingleside, city by the sea/estes & copano to see where it floods the least.

Majority of the canal homes in the fb area are a bit older and have survived many storms unlike all along copano bay south shore. Harvey wacked them good.

Prices have seemed to plateau so we're starting to look again at end of school year.
 
Tropical storm.
Harvey hit us as a tropical storm, 3 days and a nation record of 64.5” of rain. Doing boat rescues and seeing neighborhoods with homes completely submerged. Been through plenty of hurricanes but the flooding associated with these slow moving storms can be catastrophic.

They’re predicting 20” in spots over our way. If we didn’t flood during Harvey should be alright.
What area are you talking about?

I'm about 1.5hr inland and scored 28 1/4" with Harvey. That bastard rolled my wellhouse to the fence line about 11acres away and took the pressure tank with it at 1am. Fun times.

28 1/4" of rain and my wife was bitching that we didnt have any water for coffee. 😳
 
I’m in Groves (between Port Arthur and Port Neches). Haha, sounds like some shit my wife would say. We got about 60” but my home didn’t flood luckily. 3 blocks south of me the neighborhoods were under water. I launched off the street trying to help folks get out. That was a crazy couple of days.
Hopefully this one isn’t a slow mover and the rain totals aren’t anything close to what the Euro is predicting. Either way, the kids are out of school and they grounded us at work. I’m in the beer distribution business so it’s gotta be bad for us to shut down lol

Gotta buddy who's been tryin to sell his house in city by sea. On the canal, dock/boat lift. Three story, 3500 sq/ft. Each floor has full size kitchens, 2 bathrooms and 3 bedrooms. Only lost 2 squares of roofing and only took on about 4" of water from Harvey. Might be something to consider for a cool mil.
