OT: AC Sticker Shock

I live in The Woodlands and it has been a few days since I was upstairs to my game room (8 tvs). After a Costco run today I brought a few things upstairs that I had picked up for the Super Bowl gathering we are hosting on Sunday. It was hot upstairs. AC is set to 75 degrees and it was 80 up there. AC guy said we have a leak in the outside unit on the high pressure side. He can fix temporarily (1 to 30 days) but we need a new unit. The unit is a 2011 Trane two-speed 5 ton unit. Options for next week (gotta move gathering downstairs to our one tv family room) are as follows:

1 - Replace condenser only with Trane XL18i $9.8k
2 - Replace both inside & outside units with Trane XV17 & related furnace & coil $18.5k
3 - Replace both with Trane XL18i $13.4k
4 - Replace both with Trane XV20i $22.6K

I know inflation has been crazy, but these prices seem outragous. Any AC guys on here who can give me some guidance or recommmendations?
