So I’m up in Spicewood today and I come up HWY 71 and cross the Pedernales and was surprised how crappy/trashy the river and houses looked, at least from what saw as I crossed the river. I’m sure there are a lot of nice places on the river elsewhere.Has that always been the case? I don’t get up there much

I’m sure you’re a stand up guy but why does this matter? Please elaborate.

I drank a many of beer at that beer joint at the bridge,,,!, good country folk live around there, I think Willies Ranch was around there last I heard, it was a hot spot back in the 60's and 70's for going down 71, I believe last place before 281.. you can't judge a book by its cover Bell,,,,

That’s kind of why I was surprised I knew Willie had a place around there and I’m sure it’s damn nice I was just surprised by what you can see from the Hwy 71 bridge

The colorado musta pushed a little too hard.
Either that or the taxes aren’t quite high enough out there. I took one of my kids to a camp up there on Travis this week and there’s some dang nice property up in that area, no doubt

Look, I’ve been accused of many things on this board over the years but it’s usually not of being a stand up guy. Not trying to offend anyone I was just surprised that as much as land is worth out there I guess I was expecting to see something similar to the Comal or Guadalupe where I live, that’s all

The Colorado is an enormous river, bigger than the Guadalupe. Now I don't know those folks economics in Spicewood, nor Texas' stance on helpin the folks that live along the rivers in this state . Wimberly got help when the Blanco river drowned a few. I've friends riverfront in Seguin along the guadalupe who get wiped out seemingly with every flood, but they got the $$$$ without help from the state.

Here’s a diversion maybe better to be left for a new topic but I’m astonished at the PGA for DQ’ing John Rahm for testing positive for COVID yet he was leading a million dollar plus payday by 6 strokes. This is an unbelievable injustice. At worst, make the guy wear a mask and have him tee off by himself. This is a really bad look for the PGA. Maybe they should boycott along with the MLB. Insanity. Idiocracy.

Probably one of the few areas left where the original families have held on to their ranches instead of taking a paycheck from developers. I can hardly recognize most of the hillcountry where I grew up due to all the subdivisions, wineries ect.....

Haha I can’t get my head around this one. The Covid hoax is still winning.

Rahm violated the one unforgivable rule of the PGA, thus he was tossed.....that rule is....not being Woods, Mikleson, Spieth, or McCleroy....

Fresh....we had a Ranch just southwest of Driftwood which we had since 1968. My Dad bought it from an elderly widow that had held that ranch since about 1910.
It was 500 of the most beautiful acres you ever saw, but in the late 90's I sold to the guy that developed La Ventana at Driftwood. It had gotten so I could hardly stand to go there. There was not one place on the whole ranch where I could not hear a radio, people talking, dogs barking, cars, motorcycles and not one soul respected property rights.

I google earth every once in a while and am saddened by what I see. The water table has dropped so much that the creeks dried up, the waterfall quit running and high dollar mansions litter the landscape.

Progress I guess....

As far as i'm concerned people can wear whatever they want BUT, I can point out with certainty people that havn't read Fouci's emails for themselves.
1) Everyone would apologise to their "conspiracy theorist" friends
2) Fauci would be Epsteined once they realize how many lives his public lies have cost the world.

That's sad but a very common story now. Our place just outside of Blanco had numerous artesian springs that filled our ponds naturally. They all stopped running in the late 90s-00s

I was up in your neck of the woods yesterday at the Hill Country Hyatt. I got caught on one of those high ass overpasses in that damn rainstorms yesterday. I’m not a fan of those when the sun is out much less when my visibility is about 10’.

EDIT: Actually I was in your neck of the woods twice yesterday, I picked up my kid in spicewood out by the spicewood airport and then drove over to the Hill Country Hyatt In S.A. for a dance presentation for one of my other daughters.

That area is pretty much the first thing to 'dry up ' when Lake Travis is down so the property is far cheaper than the rest of Lake Travis. Probably all get bought by new Texans that have no idea how much the water level fluctuates there.

Yeah since I posted this thread a buddy of mine filled me in on the lake level etc., if the lake was full that would sure make that area look different.

Lake Travis can frequently drop another 40 feet from present level and it will look like a creek thru there.
