In the process of negotiating the purchase of a lake house. We got the price reduction we needed after the inspection but there were 3 items we asked the sellers to fix. Instead of agreeing to fix, they came back and said they would buy us a American Home Shield Warranty that would cover the items below. Do home warranties cover these and are they hard to get out to fix with these warranty companies? I have no experience with these. TIA
1. Small Septic leak in crawl space at PVC elbow. Easy fix but a pain to get to.
2. have licensed HVAC company seal leaks at ductwork in crawl space, repair or replace moisture damaged ductwork insulation in crawl space, replace missing insulation on freon lines, install 2 additional vents for moisture control
3. Repair or replace several lifted roof shingles due to wind damage during storm. Roof is 5 years old.
