To give you some perspective in 1986 when Austin's high-rise vacancies coined the term "See-Through Hi-Rise" the vacancy rate was 19.3%

Now we're up more than +/- 50% over that at 29.8%

Texas BASEBALL - Local 2026 Commits! - Updated with Quotes

The Texas Baseball staff continues to stay HOT. The newest commit is RHP Cooper Webb of Lake Travis High School.

The talented righty is ranked as the #3 pitcher in the state of Texas and a two-way standout, starring for the Cavaliers football team as well.

On the mound, Webb has a fastball that sits in the high 80s and has touched 91, working in a 12/6 curveball in the high 70s. Webb commands very well and pounds the strike zone. With a 6'3" 185lb frame, there is a lot more projected from Webb though as he grows and fills out, especially once he focuses solely on baseball long term. Webb uses his lengthy frame and over the top delivery to come downhill at batters. Cooper throws under control and has a whippy fast arm.

Webb is the kind of arm that you land and let fill out as he has the ability to make a big impact on campus. Texas beat out a number of high profile teams, including Texas A&M, Texas Tech, and many others.

    • Yes I did, it was really down to Texas, Arkansas, and Tennessee.

    • I’m really pumped, the ability to have my family and friends right down the road to have them come out to the games is amazing. My family and friends are excited to have me down the road to come see me play.

    • I have a couple of really good friends in the group already, I’m excited to see the whole group come together and play!
  • 5. For those not familiar with you or haven't seen you play, what kind of player is Texas getting?
    • They are getting a player who’s willing to come to work everyday and a big team guy. As a pitcher I’m bringing a 4 pitch mix with command a high ride fastball and a true downer curveball, I also have a short bullet slider as well with a good change up.

Cons - I have genuine concerns based on science that we are on dark path of environmental disasters but Dems seem to giving it only lip service - we need a real effort to go nuclear - Elon talk to Trump

2. Likely will pass compassionate immigration reform not forced deportation
3. Need raise minimum wage
4. Can’t think of law that really hurt my daily life on her watch

Southeastern Conference releases 2024-25 Men’s Basketball league schedule

Texas opens 18-game league slate with road contest at Texas A&M on January 4.

BIRMINGHAM, Ala. —
The Southeastern Conference released its Men’s Basketball league schedule on Tuesday for the upcoming 2024-25 season. The University of Texas opens conference action with a road contest at Texas A&M on Saturday, January 4 and concludes league play with a home game versus Oklahoma on Saturday, March 8.

Midweek games (Tuesday or Wednesday), game times and television information will be announced at a later date.

The Longhorns will play home conference games in Moody Center against the following opponents: Auburn (Jan. 7 or 8), Tennessee (Jan. 11), Missouri (Jan. 21 or 22), Texas A&M (Jan. 25), Arkansas (Feb. 4 or 5), Alabama (Feb. 11 or 12), Kentucky (Feb. 15), Georgia (March 1) and Oklahoma (March 8). Texas will make road trips to face Texas A&M (Jan. 4), Oklahoma (Jan. 14 or 15), Florida (Jan. 18), Ole Miss (Jan. 28 or 29), LSU (Feb. 1), Vanderbilt (Feb. 8), South Carolina (Feb. 22), Arkansas (Feb. 25 or 26) and Mississippi State (March 4 or 5).

Each SEC team plays the other 15 teams at least once during league play. Three teams will be played a second time during the schedule, two of which are permanent opponents and one that will change each year. The continuation and renewal of historic rivalries was a point of emphasis when creating the schedule as the SEC welcomes Oklahoma and Texas as new members in 2024-25. Additionally, preexisting home-and-away rotations for single-play opponents were preserved.

The 2025 SEC Men’s Basketball Tournament is slated for March 12-16 (Wednesday-Sunday) at Bridgestone Arena in Nashville, Tenn.

A record-tying 10 SEC teams received postseason bids during the 2023-24 season. The SEC’s eight NCAA Tournament selections tied its previous best set in 2018. Additionally, to SEC teams competed in the National Invitation Tournament. The SEC has had 35 NCAA Tournament selections over the last five tournaments.

I'm sure this has already been posted but Miami jumping over cause they blew out a 1 win team? And we beat a ranked team that should still be ranked. And Missouri is still in the top 25. They've lost by 31 and 34. But the last 4 games are winnable. I hope our offense gets it's swag back with an off week. And I'm happy to see that BYU has worked their way into the top 10.

OT: Bandon Golf question

There was a great thread on Bandon a while back, so I know some of y'all are experts. After reading that thread and doing some internet research, I still have a few questions.

MAIN question: How hard is it to get tee times? We are looking at going out there next May. The actual resort is already booked up, and according to their site they don't take non-guest tee time reservations until 21 days in advance. If we grab a nearby VRBO are we likely to be able to golf at reasonable times?

Also wondering if May is a good season to shoot for. We are okay golfing in cooler weather, and actually prefer cold days when we golf around here because the courses tend to be less crowded.
