21. Miami Dolphins: Byron Murphy II, DT, Texas​

The Dolphins got pushed around in losses this year. Murphy can help fix that. He teamed up with T’Vondre Sweat to be the best 1-2 punch on an interior defensive line in college football this year, helping carry Texas to the College Football Playoff. He can help balance out the offense-heavy Dolphins, and Mike McDaniel would be wise not to leave him out of goal-line packages on that side of the ball, either: Murphy caught a touchdown pass last September and ran for another against Washington in the Sugar Bowl. — Ubben

28. Buffalo Bills: Adonai Mitchell, WR, Texas​

The Bills have an obvious need at receiver and plenty of good options still available late in the first round. Mitchell proved he’s a first-round talent in his lone season with the Longhorns and brings plenty of big-game experience to a squad chasing a Super Bowl. He scored touchdowns in all five of his College Football Playoff games during his time at Georgia and Texas and put together his best season yet in 2023, with 845 receiving yards and 11 TDs. Josh Allen will enjoy throwing it up to this smooth 6-foot-4 playmaker. — Olson

32. Kansas City Chiefs: Xavier Worthy, WR, Texas​

The Chiefs have speed, but they need receivers who can also play receiver. Outside of Rashee Rice, who is promising but no sure thing, the Chiefs don’t have big-time wideout talent. Worthy is scary with the ball in his hands, plays bigger than his size and was on the short list of the fastest players in college football this year. Get him touches. — Ubben

Texas BASEBALL v. St. John's - Tuesday Night Game Thread

TUESDAY night baseball is on tap! Throw some steaks on the grill and pop open a cold one, the Red Storm of St. John's are in Austin tonight to take on the Horns.

St. John's Red Storm (2-2) come to Austin after a three game series at Houston in which they went 1-2, losing Friday and Saturday, but bouncing back to avoid being swept by winning on Sunday. Prior to that, St. John's opened up the season at #4 Florida. The Red Storm opened up the season with a 9-5 upset win against Florida. Unfortunately, games 2 and 3 of the series had to be cancelled due to inclement weather. The Red Storm have yet to play a home game this season and won't until March 5th.

St. John's was picked preseason to finish 6th out of 8 teams in the Big East. In 2023, they finished 28-25 (8-12 Big East), which happened to be the first season in which St. John's finished with a winning season under the tutelage of Coach Mike Hampton, since he took over in 2020.


History: The Horns and Red Storm have met four times previously, interestingly enough, all in post season play. Back in 1949, the Horns beat St. John's 7-1 in Wichita, Kansas, the site of the College World Series. For those that don't know their Longhorn history, it also happened to be the year the Horns won their first National Championship. Texas and St. John's next met in 1966 in Omaha during the College World Series, unfortunately falling to the Red Storm 2-0. The Horns ended up losing to eventual National Runner Up Oklahoma State that season. The latest meeting between Texas and St. John's was in 2008 in the Rice Regional. The Horns lost their opening game by a score of 2-1, but bounced back to beat St. John's by a score of 4-3, knocking St. John's out of the NCAA Tournament.

As you can see below, St. John's is not a team that has hit for power this year, nor have have they drawn many walks, though they have hit a fair number of doubles. In addition, the Red Storm is not a team that attempts to steal very often. On the pitching front, they have an inflated ERA due to the fact their staff is has given up an average of 7.5 runs over their first four games. In fact, the fewest runs they have given up in a game was against #4 Florida when they gave up 5 runs.

Recent Housing Stats - Housing Affordability Remains an Issue & Home Values to Remain High

Recent report just came out and wanted to share.

Please don't make this thread political - to be honest affordable housing is something we have to resolve together as a nation.

It's being posted as informational for those that may be looking to buy or sell in the foreseeable future.


Key Points and Stats

  1. Only 37.7% of homes sold, new & existing, were affordable for median-income families earning $96,300 annually in 4Q2023 - second lowest reading only to 3Q2023 and since NAHB began tracking affordability on a consistent basis in 2012.
  1. The top five least affordable housing markets are all located in California where families earning the median area income can expect median priced homes to exceed 5x their income and suck up 40% of their monthly income in principal and interest payments alone.
  1. The most affordable housing markets continue to be in the Midwest and stretch into parts of the Northeast where families can spend less than 20% of their income on P&I payments and stay within the generally accepted affordable range for home prices being 2.5-3x household income.
  1. Recent research suggests that demographic demand will continue to support upward momentum in home prices for the next 5 to 10 years with no structural demographic and supply induced downward pressure on home prices until 20 years out.
  1. FHA loans have gone from 17.6% of the agency mortgage market in May 2022 to 25.2% as of November 2023, representing the highest share since May 2017. The rise in FHA loans is a direct reflection of the determination of first-time homebuyers to achieve homeownership at all costs, in addition to them and repeat homebuyers needing to reach for more flexible guidelines that allow for higher debt-to-income ratios to keep up with rising mortgage rates and home prices.
  1. Even repeat homebuyers, despite equity from the sale of a home are burdening themselves with restricted cash flow as the share of borrowers with greater than 43% DTI has rocketed from 28.6% in August 2020 to 47.2% in November 2023.
  1. Although historically credit scores have always been the most important variable in determining credit worthiness and the ability to repay leading to future loan performance, we appear to be entering into uncharted territory when it comes to debt-to-income ratios. Recent homebuyers in every region throughout the country are saddling up to high monthly mortgage debt. Can they truly handle it or is this the canary in the coal mine that warrants extra attention?

My own thoughts...

One bright point is if you are a homeowner values are expected to continue to rise over the next 5-10 years.

It will also be interesting to see if employers migrate to more affordable parts of the country like the Mid-West to help their employees relocate to an area where they can better afford a home.

The higher DTIs or Debt to Income Ratios are troubling as that leads to less money for people to save/invest/ pay for their children's college and any other items like vacations or non-discretionary spending. What will that do to the economy?

Asked Mike McDaniel About Kenny Baker and Matt Eberflus About Roschon Johnson

Here are a few small notes of interest for Longhorns fans from the NFL head coach and GM availabilities that took place on Tuesday at the NFL Combine. The rest of the week gets busier with the Longhorns in attendance, starting Wednesday morning with T'Vondre Sweat and Byron Murphy kicking off the 11 Texas players who'll hold media interviews.

In the meantime, I asked Dolphins HC Mike McDaniel about new Longhorns DL coach Kenny Baker, who Texas hired away from Miami after the 2023 season (assistant DL coach for the Dophins) to replace Bo Davis. Here is what he said:

"Well, Texas got a great, great coach, a great leader of men. Somebody that, the human part of me, the human element of the head coach was super excited for Kenny. I wasn't extremely excited about losing him, but, you know, I think, so I think that speaks to the leader, developer, communicator, and just overall coach that the University of Texas is really getting, So they should be elated with that asset and it's something I'm really excited for. Kenny earned an opportunity at a great institution."

Also, we got to ask Chicago Bears HC Matt Eberflus about whether Roschon Johnson showed enough as a rookie to step into a lead back role in year two for the Bears:

"Yeah, I love Roschon. He's done a great job and we'll see where he develops, right? Now, he's had his rookie year. I've always said that, you know, from first year to second year, that's where you make your biggest jump and I love where he is right now in his development."

Texas BASKETBALL Scouting Report: Texas Tech Red Raiders

This should be a good match-up for the Horns, and I think the Longhorns steal one in Lubbock behind a Max Abmas resurrection. However, you need to be prepared as the Red Raiders just dropped one at UCF and are looking to bounce back.

Do NOT let the shooting percentages fool you. Pop Isaacs is a sophomore guard who can fill it up on any given night. He's a player that can shoot from anywhere inside of half court and will not hesitate to do so. He averages a whopping 14 shot attempts a game, and is primed for a huge night, especially at home against Texas. They will do everything and anything to get him the ball, whether he's the primary ball handler or not. He struggles going left off the dribble, and Texas needs to shade him left. Run him off the three-point line, make him take contested shots at the rim.

Joe Toussaint is a big-bodied 5th year senior, and two-time transfer from Iowa and West Virginia. He came to Texas Tech with a bunch of experience, and it shows. He's going to operate as the Red Raiders' primary ball handler and does just about everything well. He can score with either hand, he can shoot the ball well, and plays phenomenal on-ball defense. Cannot allow easy dribble penetration. He does a phenomenal job operating inside of 15 feet when he has a big on their heels in pick-and-roll situations and does a good job in finding open guys. Keep in front, no easy dribble penetration.

Kerwin Walton is another guy who has been around the block a few times, playing for really quality teams. He was at North Carolina for 2 seasons prior to transferring to Texas Tech for his Junior season. He's always been a role player who is capable of putting the ball on the floor and knocking down open looks. That being said, he doesn't take a high volume of shots. You play him straight up. It's not a guy who's going to overwhelm you with his size or athleticism, you just need to keep in front and not let him be a factor in a game he has no business being a factor in. Everybody at the D1 level is capable, don't let this guy have a breakout game.

Athletic big with solid footwork, Warren Washington is a guy who is the definition of an energy guy. He runs the floor well, and goes after every single rebound. He also struggles going to his left hand and wants to dunk everything. Make him catch the ball of the block. He's not a very effective player when he gets the ball off his spot. Force him to make a decision when has the ball because every time he catches it, he's looking to score. BOX OUT, BOX OUT, BOX OUT.

Solid. Everything that Nevada transfer Darrion Williams does on the floor is solid. You cannot lose him in transition, as he finds open spots really well and knocks down open shots at an impressive 40%+ clip. He doesn't force anything. If you are a basketball fan it's hard not to appreciate how Darrion Williams plays the game. Really good player off the dribble and creates for himself. If it were me, it'd probably have to be Chendall Weaver or Tyrese Hunter that you start on him but I think Hunter will start on Toussaint. I'm curious to see who Rodney Terry matches up with the trio of Isaacs, Toussiant and Williams.

Summary:

This is a very experienced basketball team that will be hosting the Longhorns this evening on a night when the Longhorns REALLY need a win. The three-headed trio of Williams, Isaacs and Toussaint is a tough matchup and would be a tall task for anybody in the country to stop when they are all playing to their potential. That being said, I think the Longhorns actually match up better than most people think. Once again, Texas desperately needs Max Abmas to get going because if he and Dylan Disu have any more struggles down the Big 12 stretch, they aren't beating anybody. The way Texas beats this team is going to be by simply staying in front. I know it sounds simple, but Kansas was able to get dribble penetration whenever they wanted, and the defense coming from the help side was simply awful or non-existent. Sometimes you shoot poorly, but defense is something that is fueled by maniacal energy, effort and communication. Texas will need all 3 to come away with a win, and that's what I'm predicting.

I might be crazy, but my heart says 62-55 Horns. My brain tells me the opposite. I'm going with the heart baby!

Golfcrest Country Club—Pearland

I’m considering a membership at Golfcrest Country Club in Pearland.

Is anyone here a member or otherwise knowledgeable about the club? Pros/cons?

My primary interest is golf and finding fun golfing buddies with whom to play. A nice place to dine and have drinks is next. I have little interest in the swimming pool, tennis courts or pickle ball courts.

My kids are grown and out of the house.

Any scoop would be appreciated!

What is faith? It is believing in possibilities. Like our Queen Mrs T-Sipper is fond of saying, it's believing there's an ocean even though all you can see is a tiny stream. It is the ability to carry on with our plans, and continue our work, even when we're discouraged. It is continuing to pour our heart into a relationship, even in those times when someone else cannot.

If there were no reason for doubt, there would be no need for faith. That faith enables us to shelve our doubts and keep working toward our goals, trusting that help and support will be there for us even though they're not yet in view. "Faith is the assurance of things hoped for, the conviction of things not seen." Hebrews 11:1.

It's natural to question ourselves, and to have doubts, but let's not be consumed by those doubts, preferring instead to go with faith and hope.
